Interesante plataforma para invertir

"Interesante plataforma para invertir, desde 100 €, en tokenización de inmuebles, pasas a ser propietario de los inmuebles en que has invertido (parte proporcional). Estoy invirtiendo en cada una de las propiedades que han lanzado y, hasta la fecha, me han distribuido los alquileres entre los tokens invertidos. Own real estate for as little as €100!

"Buying real estate require a lot of money and you need to take of admin hurdless.

Equito allows me to buy fractions of real estate via tokens. The only thing I have to do is deposit money, pick the property and it's done. I'm now receiving passive income on the rental of the property, plus value of the property goes up.

¿Qué es Equito?

Equito es una plataforma que simplifica la inversión inmobiliaria. Compramos, reformamos, decoramos y gestionamos propiedades para que puedas invertir desde solo 100 € de forma sencilla y completamente digital.

¿Es seguro invertir en Equito?

Toda inversión conlleva riesgos, pero trabajamos para reducirlos: seleccionamos propiedades en zonas con alta demanda de alquiler, compramos por debajo del valor de mercado, realizamos reformas y gestionamos todo con profesionales de confianza. Compartimos todos los detalles de cada proyecto con total transparencia.

¿Cómo gano dinero invirtiendo en Equito?

Obtienes ingresos de tres formas: rentas mensuales cuando la propiedad está alquilada, plusvalía cuando se vende el inmueble y recompensas si usas el programa de referidos.

¿Cuánto puedo esperar de rentabilidad?

Las propiedades generan rentas mensuales con una rentabilidad esperada del 8.5% promedio, y una plusvalía estimada del 1% al 3% anual al venderse la propiedad. La rentabilidad puede variar según la ubicación, el tipo de inmueble y el mercado.

¿Cómo empiezo a invertir?

Descarga la app, crea tu cuenta, verifica tu identidad y elige la propiedad que te interese. Cada token cuesta 100 € y puedes pagar con tarjeta, transferencia bancaria, Apple Pay o Google Pay.

¿Qué representan los tokens de Equito?

Los tokens son préstamos participativos vinculados a una propiedad real. Te dan derecho a recibir una parte proporcional de las rentas mensuales y de la plusvalía cuando la propiedad se vende. Cada token equivale a 100 €.

¿Puedo recuperar mi inversión cuando quiera?

Puedes recuperar tu inversión cuando se venda la propiedad o antes a través de los programas de recompra que organizamos varias veces al año, donde puedes vender tus tokens directamente desde la app.

¿Qué comisiones cobra Equito?

No hay comisiones al comprar tokens. Las comisiones de adquisición, servicio y gestión están incluidas en el precio del token. Al vender tokens durante una recompra se aplica una comisión del 3%.


How do I make money?

There are 2 ways to make money with tokens:
1. Monthly yield or dividend equivalent to 1 token:
Monthly dividend 1 token=(Total rent - operating expenses [tax + property management+other operating costs]) / number of tokens).
2. Real estate capital gain
If an added value is made once you sell your token, or once the property is sold, you will also receive interests.

How much Return On Investment can I expect?

We distinguish 2 types of returns:
- Rents: Expected return between 4% and 10% per year
- Added value: Expected return of 1% to 5% per year

Be aware that several criteria can affect up or down the profitability as leverage, renovations and the real-estate market trend.

How can I receive my rents?

Since the first month the property is rented, we distribute rents directly on the app. You are free to cash-out your rents whenever you wish, starting from 2€.

Can I resell my tokens and get my money back?

There are 2 ways of selling:
1. On completion of the investment, when the property is sold. Terms can vary from 2 to 9 years, we monitor the market of the property and sell at what we consider to be the best time for the investor.
2. Equito “Buy Back”: Several times a year, we repurchase tokens to provide liquidity. At that time, investors will be invited to resell their tokens to us. We adapt the number of buybacks based on user demand.

What is the difference between gross rent and net rent?

Gross rent is the rent paid by the tenants every month.
Net rent is the gross rent minus all expenses and fees.

Net rent is distributed monthly to investors as dividends.
It can fluctuate with rent price and expenses paid.

What commission does Equito App take?

There are no charges to open an Equito account.
Equito App charges an 8% fee on the money raised.
We also charge a 10% commission on the rents to manage the property, find tenants and collect the rents. From EQT-0018, Equito App will also charge 1/5 of the capital gain distributed to the user at the moment of the sale.


How is my investment secured legally?

When purchasing a token, you will sign a contract resuming all the terms of the investment. This contract will be in your name and act as proof of your investment.

What is the legal nature of the token?

Here, tokens are the representation of participative loans. It gives you the right to a share of the properties revenue.

Who holds the deed to the house?

Equito holds the deed so that we take care of all the administrative for you. By owning a token, you own a share of the properties revenue. You can see the property deed in each property page.

What taxes should I pay when I invest?

Investors should pay taxes on the interest received, meaning on the rents we send you every month and on the added value when it is paid. For Spanish residents, we withold the taxes and pay them directly to the tax administration. For non-spanish resident, please send us a tax certificate.


How do you choose properties?

We analyze and choose properties depending on the estimated profitability that we can get. Some of the criteria we analyze are: attractivity of the area, rent potential, technical installations of the property, yearly taxes, potential value increase, renovation needs in the next years.

Who manages the properties?

Equito Real-Estate is managing the properties. We will onboard other trusted real-estate management companies to propose properties in different locations.

How do you finance renovations?

In the token price, we planned a maintenance reserve to manage eventual renovations. If this reserve is not spent, it will be sent back to the investor at the term of the investment.


What are the benefits of tokenized real estate?

Here are some of the principal benefits of tokenizing real-estate:
-Lower entry amount: One property can be divided in smaller units and therefore, the entry minimum amount to invest can be easily divided by 10000.
-Bring liquidity: A token is easy to exchange between users.
-Transparency: Contracts and transactions can be verified.

Which Blockchain are used by Equito ?

Our Equito Tokens are issued on Polygon. We could use other blockchains in the future if we see a competitive advantage.

What is a token?

The world of cryptocurrencies is vast and, most importantly, still evolving.

To summarize, here are the main token types:

-Platform tokens support decentralized apps (dapps) built on the blockchain.

-Security tokens represent legal ownership of a physical or digital asset.

-Transactional tokens serve as units of account and are exchanged for goods and services.

-Utility tokens are integrated into an existing protocol and used to access the services of that protocol.

-Governance tokens fuel blockchain-based voting systems.

What is a Blockchain?

We distinguish 3 definitions of what a blockchain is:

-Technical: The blockchain is a back-end database that maintains a distributed ledger that can be inspected openly.

-Business: The blockchain is a exchange network for moving transactions, value, assets, between peers, without the assistance of intermediaries.

-Legal: The blockchain validated transactions, replacing previously trusted entities

Can I send my token to my wallet?

Not yet. We are currently working on it to enable you to store your token on the wallet of your choice. For now, all the tokens are stored and secured by us.


What is the secondary market?

In the secondary market, you can buy tokens that other users have previously sold to Equito.
Equito buys back tokens from users who want to exit. After a certain period of time, we put these tokens on the secondary market and other users can buy them.

Can I sell my tokens?

There are 2 ways to sell your tokens and recover your investment:
1. At the end of the investment, when the property is sold. The estimated term of the investment will be mentioned on the property page and in the purchase contract. The terms may vary from 2 to 9 years, depending on the chosen strategy.
2. Equito Buyback: Several times per year, we buy back tokens to provide liquidity. At this time, investors will be invited to resell their tokens to us. We adapt the numbers of buybacks based on the demand of users. To see previous and future buybacks, go on your dashboard, menu and click on sell tokens.

Can I sell my tokens to other users?

Not for now. Nevertheless, you can sell your tokens to Equito during “Buy back programs”. To see previous and future buybacks, go on your dashboard, menu and click on sell tokens.

How does the buyback work?

Real-Estate is a long-term investment but we understand that you might need liquidity, that is why we propose to buy back tokens.
As we can’t sell the property to provide liquidity to a few users, we look for an external source of financing to buy back your tokens. Here is how you can sell your tokens to Equito:
1. Access the buy back from your dashboard by clicking on “…” and sell.
2. You will see the available programs and the ones already planned. Choose a buy back available program, click on sell, and the money will be credited to your balance.
3. You can then send it to your bank account or crypto wallet.

Is there a fee on buyback?

Buying back incurs fees from our side as we need to unlock capital. To keep this feature available on the long term and provide you short term liquidity, we charge a 3% fee on the buy back. If you bought your token at 100€, we will buy it back for 97€.

Where is my money sent to when I sell?

The money is sent to your Equito App balance. From your dashboard, you can then withdraw it to your € bank account or crypto wallet.

When is the next buyback?

Dates of the next buy backs are available on the buy back interface. To access it, from your dashboard, click on “…”, then “Sell tokens“.

How many buyback per year are there?

The number of buybacks per year is not fixed. We display the next ones on the buyback interface. We are strongly  increasing the frequency and volumes.

If I sell during the month, do I receive a part of the rent?

When you sell a token, you will not receive the rents of the ongoing month.

Why can’t I sell all my tokens at once?

We limit the number of tokens you can sell at each buy back to help more people get liquidity. You can always sell more tokens in another buyback. Do not worry,Equito is increasing the number of tokens that can be sold per user for each buy back.
